Coeur d’Alene- - (November 23, 2021) The Median sales price for October was unchanged at $475,000 compared to last month, compared to October of 2021 we saw an increase of 35.7% $350,000 according to the Coeur d’Alene Multiple Listing Service. The county had a total of 382 homes on the market last month, a 12.4% increase of active listings compared to 340 homes available in October of 2020.
“Our October numbers show us demand is still strong, but we are starting see our market follow a typical real estate season, with a slower fall versus our summer season,” said Kristen Johnson, Coeur d’Alene Association of REALTORS® President. “With potential rising mortgage rates looming and high rental prices buyers are still persevering to find their home.”
With interest rates inching upward, and experts expecting further rate increases on the horizon, motivated buyers are hoping to lock in their home purchases to take advantage of what are still historically low rates.
Nationally existing-home sales increased in October, marking two straight months of growth, according to the National Association of Realtors®. Two of the four major U.S. regions saw month-over-month sales climb, one region reported a drop and the fourth area held steady in October. On a year-over-year basis, each region witnessed sales decrease.
